Default Saxon Mortgage problem

I have a mortgage arm that started at 6% and has reset two or three times and is now 10.5% I was on time for ever and then when help was announced I inquired and my mortgage company said I was not behind well in Dec 07 I could not make payment and have not been able to since and applied for a loan mod and I called every week since Feb. and was told to be patient they wold contact me and then I receive a letter in the mail in June 5. 08 saying they can not help me because they tried to call me and could not reach me and to try and start the process again..... Well I am not working right now, but my husband whos name is not on the loan or title could purchase or refi but there is no company around that will connsider it because of the six months delinq. I could do a 80% and be okay , but can not do hard money because need at least 75- 80% ltv to pay off loan. house value 300.000. and owe 225000. will fha secure help and what bank will do such a loan, my husband score is 620
