Default Need help! I am trying to get this done for myself and my sister

Ok here is the bottom line for me. I bought my first home 3 years ago. I took a hybrid from countrywide, as I was told by my mortgage broker I would be able to recoup the equity in my home if I just paid the minimum payment, and then I would be able to refinance again once I was capped out. Well I get my letter in the mail from countrywide saying that I have reached my cap, and my payment this month is going from $3716.95 to $7,165.89!!! Just about doubled on me! I am self employed and my business doesnt show much income, none the less, enough to afford a 7k+ payment a month without taxes and insurance. I can not refinance as my loan to value is over 90% and my balance is 1.1mil. Before I even contact countrywide about seeing what can be done, I would love some advice! Anyone ?? Please?? Second, my sister is in a much worse position than me. She is 6 months behind on her mortgage with Popular Mortgage. I spoke with them to try and work something out on her belhalf. They are telling me that all they do if you dont have an adjustable rate, is you need to come up with 50% of the arrearages and they will give you a forebearance agreement and spread the balance over the next 36 months. The issue she has is that she had a tennant that wouldnt pay rent, took them to court and took over 1 year to get them out of her house. She is a single mom of 2 kids. When her tennant in left (yes it is an owner occupied home), they completely destroyed the apartment making it uninhabitable. Bleached the wood floors, holes in walls, graffiti all over, broke the appliances and glued the faucets shut. Any advice on how to go about getting her an affordable payment and getting them to possible spread her back payments over the life of the loan rather than raising her payment for 3 years?? Any advice on either - or both i would GREATLY appreciate!
