New and need advice

I have 2 properties, one is a rental. I am not behind on any payments but I would like to pursue modifications on both properties. I was thinking about doing the modifications at the same time but I am unsure how that will impact the renters/rental property. Does anyone know? I also have a ton of credit card debt ~23K. I am desperate to pay it off and was planning on taking the money I normally spend on my mortgage and using it to pay off the credit cards instead. I know this will hit my credit report but I think a bk would be worse. Any thoughts?
