short sale or not ?

I am trying to decide on the best course of action based on my situation. I have a house in another state for sale. I moved out of state about a year ago to take a new job. The problem is I got caught up in this real estate nightmare and I can't sell my house. The house is empty , my mortgage is a 30 year fixed at 4.875 but I can't pay the mortgage there and my rent here anymore. I have tried CW and they say without being delinquent and having a 30 year fixed they won't even talk to me. I have a realtor but they are talking about short sale. When I ask about commissions and how that works with a short sale I get vague answers. I cannot afford to pay out of pocket the difference betwen the house and the sell price than add on commissions? If CW won't talk to me and I have to become delinquent, I mess my credit up anyway. I also can't understand why a mortgage company would pay commissions to a realtor if they could take my house and probably sell it without taking a loss if they had real estate people they worked with on low commission rates. My person seems to think they will pay all the commissions at the normal rate. I don't think this is so. Anyone have any info. Thanks

if you can't sell your house now, your mortgage company won't be able to sell it either. the real estate agents for the bank are the same real estate agents the regular people use, same commission.
