Default Waiting For WAMU

I have two loans with WAMU. A first fixed at 6.75 for 5 years and a Heloc at 8%. I recently finished a ngotiation for my first in which they offered me a 40 year fixed rate at 5.75% with no reduction on the balance. The negotiator told me this is her first and final offer and I could either take it or leave it. I have until Monday to give her my decision. Is this standard practice or is she toying with my emotions? The Heloc negotiator is offering me a fixed rate of 3%. I might take both offers because the cost of moving is equally prohibitive. If I could get the first down to 4% it would be a great help. This woman is immovable. What do you suggest? She told me I could start the process again with another negotiator but I would be back to square one. My N.O.D. was 9/1/2008 so I am a litle worried about option two. Please somebody give me an idea. THanks
