Default New to forum and a few?

Hi all I am new to this forum and am here for obvious reasons. I guess I will start w/my story... I moved back to Montana in Aug 1996 and was staying with my grandmother to help her out and look for work and a place of my own. In Dec 1998 she had a stroke and had to move into a nursing home and I needed to find a home ASAP. The family was anxious to start dividing up her assets of which they did not want ME to have her home as she had wished. So house hunting I went I soon found out that the rental market sucked and nothing I could afford was worth living in $450-$500 rat holes. So I decided to explore the option of purchasing a home (with less than perfect credit and very little for a down payment and making less than 30k a year). Again I ran into the same situation rat holes I could afford but no bank would finance them or me. In my search for a place to stay I passed a mobile home/manufactured home dealer several times and had not even considered it an option but One day I drove by and a big banner was up "ZERO DOWN ON APPROVED CREDIT" I figured what the heck I had tried everything else so I stopped in and looked at several of the homes/trailers they had and several of them were even in my price range of what I could afford for payments and brand new.so I filled out a loan application with much skepticism not thinking that I had a chance in hell of being approved. I got a call later that day from the salesman saying that he got me approved with just slightly higher payment than I had hoped for ($50.00)no biggie I was approved. He asked me to come in and go over the paperwork and close the deal. I told him I would get back to him the next day as I was trying to locate a lot to put it on. I found a lot with a well, septic and power in the small rural community that I grew up in just outside of town. The owner eluded that he might eventually sell the lot to me. I'm thinking that the gods are smiling on me my own home in a quiet rural community and no neighbors for a half mile, my own little spot of heaven. Well everything just hit the fan..... I lost my job in December of 2007 due to business closure and was unemployed for two months the unemployment just barely made the house payment and lot rent (no he hasn't sold me the lot yet which is a good thing as I later found out that is in a flood plain and when the septic goes so do I.... moot point as I will explain later) and I was slowly falling behind on all my bills and most payments were late, you all probably can relate. On the first of this month the landlord told me I will have to move the trailer as he expects the well/pluming to fail this winter as we had a major freeze and pipe breakage this last winter that he cobbled together. And he is in no position financially to put in /plumb a new well on this lot. Of course I am in no position to move the trailer and I am about to go into default over late payments on it. So my question is can I walk away with no repercussions over deficiency and what is Montana law concerning foreclosure/repossession on mobile homes. I also have some other info that may have some impact on this (fraud/deceptive/predatory loan). but I have to go pick Up my granddaughter I will post more when I return. ANY info would be greatly appreciated.
