Default Do I have to wait 3 months before my ex girlfriend can sign

Do I have to wait 3 months before my ex girlfriend can sign a quitclam deed?Me and my ex girlfriend bought a house recently in Florida, with me putting down all the down payment. It took a long time to secure. We had been in a long distance relationship for over a year. Just 20 days after closing she told me she no longer wanted to us be together. I am in the UK. My ex has told me she wants out of the house but cannot sign a quit claim for 3 months as we don't have the title deed yet in the mail?On the property appraiser website our house is not listed with both our names on it (for property taxes). The public records search shows there is a andquot;special warranty deedandquot;. Is this the title deed? Does this mean we can go ahead with the quitclaim? I don't understand why my ex is telling me it will take 3 months. Also, would I need an attorney to draft the quitclaim so it is all legal? I just want to sell up asap, get my down payment back and move on.My ex girlfriend is still living in the house that I paid for. Any help with this matter will be much appreciated.
