Need info to get name off loan & title etc...

I have been divorced since jan 22, 08. I am owner of the home and my ex is co-brower...the only thing is the market is bad right now and we have lowered the price. No one is wanting to buy right now...I could use the money from the house, but I feel my ex is being a pain in the you know where. and i don't want to deal with him anymore..I moved out a couple of months ago because of the conflict of interest...I still pay for one of the house loans every month...I really could use that money to get back on my feet. I really don't want to do a Quitclaim Deed but I feel it's the only way out and then I don't have to deal with my jerky ex...So my question is even if I am the first person on the house/loan etc. can I still file for a quitclaim deed or is it not worth my time and money to do so...Thanks for your help!
